Home Gas Safety Check
You do not have to be a landlord to want reassurance that the gas in your home is safe. Pro Plumbers carries out gas safety checks for homeowners and occupiers in Sevenoaks, looking at the boiler and gas pipework and telling you plainly what we find.
ABOUT THIS SERVICE
Who asks for a home gas safety check
People book this check for many reasons. Some have just moved into a house and have no idea when the boiler was last looked at. Others are caring for an elderly relative, have noticed a yellow flame or staining around the boiler, or simply want to know their appliance is working safely before winter. Unlike a landlord, a homeowner has no legal requirement for an annual record, but a check by a Gas Safe registered engineer gives you a clear picture of the condition of your gas boiler and pipework.
Minimum charge £90 + VAT, including the first hour on site. Larger jobs get a fixed, no-obligation price.

OUR PROCESS
How It Works
01
Arrange the check
Call 01732 444555 and let us know which gas appliances you have and any concerns, so the engineer knows what to look at.
02
On the day
The engineer examines the boiler, its flue and ventilation, the safety devices and the visible gas pipework, and tests for signs of leaks or poor combustion.
03
Written findings
You receive written findings explaining what was checked and anything that needs attention, with repairs quoted separately.
BENEFITS
What the check gives you
Gas Safe registered engineers
Gas appliance work is carried out by registered engineers, and you are welcome to check their ID card.
Honest answers
If something is unsafe we tell you clearly, and if all is well we say that too, without pushing unnecessary work.
Something on paper
Written findings are useful for your own records, for a new home, or to share with family.
What the engineer looks at
The check covers the visible condition of the boiler and its casing, whether the room has the ventilation the appliance needs, and whether the flue is intact and clearing combustion products properly. Safety devices are tested to make sure they operate. The engineer looks for signs of a gas escape on accessible pipework and for signs of poor combustion, such as staining or an unusual flame. We will also ask whether you have a carbon monoxide alarm, and check it is present and in date.
What a safety check does not cover
A safety check is not a boiler service. It confirms whether the appliance is safe at the time of the visit, but it does not include the cleaning and adjustment a service involves, and it cannot predict faults that develop later. If your boiler is due its annual maintenance, our Boiler Servicing page explains what that includes.
If something is found to be unsafe
Where the engineer finds a dangerous fault, they explain the risk and, with your permission, make the appliance safe or isolate it so it is not used until repaired. Any repair is priced separately so you can decide how to proceed. Please do not use an appliance that has been isolated.
Homeowners and landlords are different
If you let a property, the law requires an annual gas safety check and record for your tenants. That is a separate service with its own duties and deadlines, covered on our Landlord Gas Safety Certificate page. If you have recently moved in, have any paperwork left by the previous owner to hand, such as service records or installation documents, and make sure the engineer can reach the boiler, the gas meter and any cupboards the pipework runs through.
If you smell gas
Do not wait for a booked check. Smell gas? Leave the property, don't use switches, and call the National Gas Emergency line on 0800 111 999 first. Once the property has been made safe, our Gas Leak page explains how we help with repairs. For a planned check, call 01732 444555 or request a quote.

“No hard sell which I really appreciated and a fair callout charge.”
FAQ
Frequently Asked Questions
Do homeowners need a gas safety certificate?
There is no legal requirement for owner-occupiers, but a check by a Gas Safe registered engineer is a sensible way to confirm your boiler and pipework are safe.
Is a gas safety check the same as a service?
No. A safety check confirms the appliance is safe on the day. A service also cleans and adjusts the boiler to keep it running well.
What happens if my boiler fails the check?
The engineer explains the problem, makes it safe or isolates it with your permission, and quotes for the repair separately.
