Gas safety checks and landlord records
If you are arranging a landlord gas safety check, give us the property address, appliance list and access arrangements when booking. Landlords generally need an annual gas safety check on the relevant appliances and flues they provide. The resulting landlord gas safety record is commonly called a CP12. We can explain the inspection scope so you know what is being checked and can plan access with your tenant in advance.
A gas safety record is not the same thing as a full appliance service. A service follows the requirements of the appliance and may involve maintenance beyond the checks included in a safety inspection. If you want both, ask when arranging the appointment rather than assuming one automatically includes the other. Where an inspection identifies a defect, we explain the findings and any restrictions on use before discussing remedial work.
Hobs, cookers, fires and boiler gas work
Replacing a cooker or fitting a hob involves more than making a connection. The appliance and its intended position need to be suitable, and the relevant installation and safety requirements must be met. Tell us the make, model and whether it is a new installation or a replacement. We can then discuss the proposed work and identify what needs assessing before an installation can be agreed.
Gas fires also need appliance-specific attention, including relevant flue and ventilation considerations. Do not cover vents or keep using an appliance that seems unsafe. If you notice unusual operation, staining or a change in flame appearance, stop using the appliance and seek professional advice. Where there is a gas smell or a suspected carbon monoxide incident, emergency safety action takes priority over a routine engineer appointment.
Booking the right visit
For a suspected gas escape, leave the property and call the National Gas Emergency service on 0800 111 999 from outside. Do not use electrical switches or naked flames. Our gas leak page explains our role repairing faults after the emergency service has made the property safe. Routine gas checks must not be treated as a substitute for that emergency response when a leak may be present.
For non-emergency bookings, call 01732 444555 during our hours: Monday to Friday, 7am–10pm, and Saturday to Sunday, 9am–8pm. Keep appliance information and previous records available if possible.
