Landlord Gas Safety Certificate (CP12)
Letting a property means keeping gas safety checks and tenant paperwork up to date. Pro Plumbers arranges landlord gas safety checks in Sevenoaks, with Gas Safe registered engineers and clear information about the resulting record.
ABOUT THIS SERVICE
The annual check and the landlord's record
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must arrange an annual gas safety check of gas appliances and flues they provide, using a Gas Safe registered engineer. CP12 is the common name for the landlord gas safety record. Keep that record for at least two years. Existing tenants must receive their copy within 28 days of the check; new tenants must have theirs before moving in. Scheduling the appointment does not replace completing the check and distributing the record.
Minimum charge £90 + VAT, including the first hour on site. Larger jobs get a fixed, no-obligation price.

OUR PROCESS
How It Works
01
List the property and appliances
Give us the rental address, the gas appliances supplied and any known problems. Tell us about the previous check date when arranging the visit.
02
Arrange tenant entry
Agree access with the occupants and ensure the engineer can reach appliances, meters and relevant inspection points. Explain any entry arrangements beforehand.
03
Review the result and distribute it
Read the engineer's findings, arrange any required corrective work and send tenants their record within the applicable deadline. Keep your own copy safely.
BENEFITS
Practical support for rental compliance
Registered gas expertise
Our Gas Safe accreditation supports checks by registered engineers qualified for the relevant appliances. You can check registration and work categories.
Experience you can assess
We have 15 years trading and 159 Checkatrade reviews rated 9.88, giving landlords independent feedback to consider before booking.
Scope agreed before attendance
We confirm the certificate cost when you book, based on the number of appliances. Describe the full appliance list so the scope is clear.
What the engineer examines during the visit
Checks include appliance operating pressure or heat input as appropriate, ventilation, safety devices and visible condition. Flue flow and spillage testing are undertaken where applicable to the appliance. The engineer assesses the relevant installation and records findings; an inspection cannot be treated as a prediction that no fault will develop afterwards.
If an appliance cannot be used safely
Depending on the findings, an engineer may classify an appliance as At Risk or Immediately Dangerous. They will explain the danger and, with the responsible person's permission, make it safe or disconnect it as appropriate. An appliance identified as unsafe should not be used until repaired and confirmed safe. Remedial work can be quoted separately; do not assume the inspection booking includes repairs.
Keep servicing separate from the legal check
A gas safety check and a service are different tasks. Servicing follows the appliance manufacturer's maintenance requirements; the safety check addresses the relevant safety checks and record. Ask for both when needed. Landlords also have maintenance responsibilities: a record alone does not replace keeping supplied gas installations in safe condition.
Plan around the existing anniversary
The 2018 amendment allows the annual check up to two months before its existing deadline without losing the original anniversary date. Retain records that demonstrate the dates. Book early enough to organise tenant access and address findings, rather than relying on an appointment at the deadline. Call 01732 444555 to discuss the property and availability.

FAQ
Frequently Asked Questions
Are a tenant's own gas appliances included in my duty?
The landlord's appliance-check duty does not normally cover appliances the tenant owns. However, relevant landlord-provided flues and pipework remain the landlord's responsibility, including flues serving tenant appliances.
What determines my landlord gas safety certificate cost?
We confirm the cost at booking based on the number of appliances. Tell us what is installed rather than assuming every rental has the same requirements.
Can I wait until after move-in to give a new tenant the record?
No. New tenants must receive the current gas safety record before they move into the property.
Does an early CP12 check change next year's date?
Not when completed within the permitted two-month window before the existing deadline under the anniversary-date provisions. Keep the previous records as evidence.
